Protection against termite in wood siding?

We are getting ready to buy a house and it has what we think is termite damage or woodpecker holes with somethings in the crack that look like a grub of some kind. I think the seller will get a pest guy out there and take care of the problem, what I would like to know is how to prevent it from happening again.
